The purpose of this study was to show the implementation of feasibility study for the hotel project by using Political, Economic, Social, and Technological (PEST) analysis, Porter's fi ve forces and Resource-Based View (RBV). A case study was conducted in a full-service independent four-star hotel project in Bandung, Indonesia. This study used a direct observation from the researchers in the hotel project and secondary data analysis from related documents to support the investigation. Finally, It also used capital budget calculation for recommendation for the feasibility of the hotel project. It showed that apparently the hotel X investment is feasible to proceed. Some recommendations are given for hotel owners related to the business environment analysis and in creating a feasibility study specifi cally design for the hotel business. Managerial implication of this study can be useful for companies in making the right decisions in the development or expansion, and to minimize the long-term losses. Limitation of this research is in only analyzing one hotel in a four-star classifi cation; further analysis can be applied in different location, classifi cation, and different types of hotel service.

This article describes a feasibility study for a hotel development in Pasuruan, East Java. The potential city of Pasuruan has begun to develop as a trade, government and service area and the construction of this hotel is expected to increase local revenue (PAD) as well as both contributing to the economy of the local community and providing benefits to the investors. The research uses qualitative method and data gathered by both interview and data collecting. The variable of this research is business feasibility and the analysis unit is Hotel X. Proportional to the growth of tourism industry in Indonesia, the city of Bogor has experienced an increase in the number of tourists, where it is followed by the growing number of hotels, including the brand-affiliated hotels. As a result, the independent hotels are at risk to experience a decrease in occupancy rate, including Hotel XYZ. Therefore, it is important for independent hotels to increase their performance thus their priceremains competitive in the market. This study aims to identify the internal and external factors of Hotel XYZ, and to formulate the strategy to increase Hotel XYZ’s competitiveness. The methods employed in this study are as follows: VRIO, PESTLE, Five Forces Porter, IFE, EFE, TOWS, and Strategic Architecture. Purpose: the purpose of this paper is to evaluate the economic results of the independent hotels in comparison with the chain hotels as well as report good practices for the viability of the lodging industry. Methodology: an empirical survey took place in Greece and it concerns the period 2008-2011. The study was conducted via on-line questionnaires and the sample consists of 165 hotel units. Thirty five of them are independent hotels and the rest (130 units) belong to 35 hotel chains. The hotel classification varies from 2 to 5 stars and most properties are resort and city hotels. Findings: the main findings of the survey show that for the period 2008-2011 the independent hotels are more profitable compared to the chain hotels. The sector’s best practices include conducting a market and financial feasibility study before developing any property; purchase of assets in different cities and regions so that a drop in one market will not affect the others; developing mixed-use enterprises; balancing the needs and expectations of the hotel chains’ various stakeholders; environmental certification and commitment; continuous investments and sufficient working capital to support the penetration in new markets; carefully planned and effectively implemented strategies contributing in the success, profitability and viability of the enterprise. Research limitations: this research was limited to the Greek hotel sector. Another limitation was the reluctance of some hotel managers to share the financial data of their property. Despite this fact, the sample is enough for reliable findings and conclusions, since the sample’s size (bed capacity equal to 76.777 that accounts for the 10,85% of Greece’s total 2*-5*capacity) is considered representative. Originality/value: a financial analysis, the application of both benchmarking and empirical analysis for the hotel economic assessment, as well as the identification of good practices for the hospitality properties’ viability are among the main contributions of this study. Based on the findings of the survey, investors and hotel operators may have a clearer picture of whether it is preferable to invest their funds in the development of an independent hotel or they should turn to chain ownership.

The study aimed at indicating the most important factors that control the takings and expenses of the hotel and classifying them according to their ability to influence the profitability of the hotel by using the appropriate analytical financial methods for the hotel activity which contribute in increasing the efficiency of planning and monitoring the hotel activity. The study indicated that the average spending power of the single guest and the numbers of guests are the basic factors that form the hotel's revenues, where the spending power of the single guest was the most powerful factor to influence the profitability of the hotel activity. The present stage of economic development in Russia is characterised by the intensive growth of its market, the introduction and rapid expansion of new forms of competitive relations. Firstly, the competition for natural resources and goods has been replaced by the competition for customers. Secondly, stable social and economic relations have not been formed in hotel business yet. These two factors have determined the development of tourism. At the present time hotel business is among leaders within the service sector which greatly influences the major branches of economy: transportation, communication, construction, agriculture, the production of fast moving consumer goods etc. The supply of hotel services is boosting while rates of growth for this sector reaches 20% per year. This rticle is concerned with the uthors " methodology for ev lu ting the efficiency of hotel f cilities which enables them to apply a specific evaluation approach in accordance with the following classification criteria: the specialisation of lodging facilities, a hotel type, its rating or category, room capacity, location, average residence.
